The ceremonial raising of the first column of the light manufacturing and storage hall with an area of approx. 10,000 m2 crowned several months' effort in the area of industrial property development by Olomouc-based GEMO DEVELOPMENT, spol. s r.o., a member of the GEMO group.
Hall G2 is the first of three industrial buildings with a total rental space of 52,000 m2 which are being constructed in the Technology Park in Olomouc-Hněvotín. The 95-hectare development park is located near Exit 37 from the R46 highway, to the south-west of Olomouc, in the immediate vicinity of the junction of the R46 and R35 roads which connect Brno, Ostrava and Hradec Králové.
"By building the rentable hall and preparing two other buildings for rental, we are meeting investor needs for modern industrial buildings in and around Olomouc. Each rental space will be tailored to fit the needs of its tenants. We are also ready to offer land for sale, for the construction of buildings as private property or for long-term leasing," says Ing. Bohumil Mach, the Director of GEMO DEVELOPMENT.
"Personally, I see the decision to build a rentable hall as a strategic move for the whole GEMO Group. With this project, the Technology Park in Olomouc-Hněvotín is strengthening its position on the industrial real estate market in the Czech Republic. The strategic location, size, comprehensive technological infrastructure, available qualified workforce and extensive range of technical support for investors make the park one of the most attractive industrial locations in Moravia," explains the Project Manager, Ing. Šárka Havlíčková, Ph.D.
"The park has huge potential not only for production companies and logistics companies, but also for research and development centres. In Olomouc, modern industrial facilities have not been available for a long time. In addition to filling a hole in the property market, the park may serve as an attractive alternative to industrial properties in Brno. The park is expected to boost investment from businesses and thus bring new jobs to the region," adds Jaroslav Kaizr.
Construction is scheduled to be completed at the end of May 2014. The interior of the hall building is designed to be flexible, efficient and adjustable at any time to meet the needs of individual tenants. Rental units are available in various sizes from 1,250 m2.
As part of the first phase of the Olomouc-Hněvotín Technology Park project, investors are being offered a further 300,000 m2 of plots of land which are fully connected to all utilities and transport infrastructure. This area is open for future clients with "built-to-own" and "built-to-suit" plans. Parcels are available in various sizes from 5,000 m2.
To date, the Technology Park has implemented projects by VOLVO Truck Czech s.r.o., Jungheinrich (ČR), s.r.o., EverLift spol. s r.o. and GEMO OLOMOUC, spol. s r.o. Further activities are under way to develop this industrial location.
