GEMO OLOMOUC acquired and is now implementing the construction project entitled "Prague South - Chodov Centre, reconstruction and expansion, building D2000" in the scope of Shell & Core.
With respect to the number of shops, the Chodov Centre in Prague is one of the largest shopping centres in the Czech Republic. The history of the Chodov Centre in Prague project dates back to 1999, when the first preparatory and design work began.
The Chodov Centre recently entered its second expansion stage, which started in January 2015 with the demolition of the existing Růže Shopping Centre. The completion of the second stage is planned for autumn 2017.
The project was designed by the British architecture firm of Benoy in cooperation with the French studio Saguez & Partners. The latest European retail concepts are being applied in the project, taking into consideration the local specifics of Prague. The centre’s environmental sensitivity has been confirmed by a number of awarded certificates such as BREEAM in the categories “Asset Rating” (technical condition) with the rating of “Very Good” and “Building Management” rated as “Excellent”.
The main part of the new building is situated at the location of the former Růže Shopping Centre and above existing parking facility E. The layout of the new building is divided into two main floors with shopping units, while the two underground floors are connected to the existing shopping floor and the car park.
The construction of the second phase expands the existing 58,000 m2 of commercial space in the building to 100,000 m2, which will offer nearly 300 retail units, including the country’s most modern cinema with 18 halls and a total of 2,600 seats (with VIP and 4DX halls), and a new expanded zone with 43 restaurants and cafés, Upon completion, the Chodov Centre will have a gross floor area of 255,000 m2 and a total of 3,400 parking spaces.
Due to the load from the new reinforced concrete frame and steel structure, the existing foundation and load-bearing structure of existing building E will be reinforced. Construction work will be performed in the scope of “Shell and Core”, i.e. in the completion of the shell and cladding. The work in question includes complete earthwork, structure drainage, laying the foundation and the construction of supporting reinforced concrete and steel structures, cladding and the roof of the new building. The cladding consists of several types of façades and atypical details such as stone and glass tiles as well as glass-concrete panels, metal sheets, contact insulating systems and glazed façades.
The project also includes the reconstruction of the existing shopping centre and the construction of temporary access corridors. The entire reconstruction and new construction is being performed under the full operation of the shopping centre, placing higher demands on work safety, logistics and the implementation of technical details.
