The Nová Karolina Residence in Ostrava, a residential project implemented by the Olomouc-based property developer GEMO, has seen an increase in apartment sales. The number of apartments sold in 2013 was more than 55% higher than in 2012.
In the first phase of sales, 108 residential units were sold in Nová Karolina, representing a 70% occupancy rate. "In view of the unfavourable economic situation in the region and with regard to our local competition, we are more than happy with this result. We are also pleased to say that our clients often return to purchase another property or they recommend our project to their friends and relatives," says Ing. David Pfleger, Sales Manager of New Karolina Residential Development, s.r.o.
As of 1 January 2014, VAT for plots of land under new buildings rose from 0% to 21%. This led to a slight increase in the prices of the residential units in Nová Karolina, by 1-2%. "As far as I know, we are the only project in this location to keep the same price level ever since the sales started. I believe that a very slight increase in price will not affect our clients' interest in the project," adds Mr. Pfleger.
With 242 residential units, the Nová Karolina Residence offers modern housing in the centre of Ostrava. The complex also contains 11 commercial units for services, retail and administration, and two restaurants.
The developer of the Nová Karolina Residence is the company New Karolina Residential Development, s.r.o., and GEMO OLOMOUC, spol. s r.o. is the general contractor. Both companies are members of the GEMO Group, which is implementing another residential project in Olomouc – the Na Dlouhé Residence.
